Virtual Tour and Open House 

Face-to-face open houses are still strongly discouraged by Greater Albuquerque Association of REALTORs and Southwest MLS. With cases on the rise and new strains of covid-19, I am more than happy to bring homes to consumers, virtually! This weekend, I hosted a virtual open house at 4015 Plaza Colina Lane. It is a great four bedroom home located in the Rio Rancho neighborhood of Loma Colorado. You might remember that modern three bedroom (yes, the energy efficient one) we toured before the holidays. Same sought after neighborhood. 

So, for this open house, I broadcasted a previously recorded virtual tour and was live in the comments to answer questions. Sometimes I host live (definitely more room for funny fails), but others I pre-record because it is easier to schedule, edit, and make it look nice. FB live (like live live) is great, but the video quality leaves much to be desired. 

A Look Inside 

While I toured and filmed this beauty, there were quite a few items I fell in love with right away. From the dark, reddish stucco exterior to the floor plan floor. The bright, open kitchen to the lovely backyard with great views. Lots of great features to be had. Let’s take a closer look. 

The Exterior

The house itself was built by Pulte in 2013 in a contemporary Mediterranean style. Dark stucco, tiled roof, and gorgeous private courtyard in the front. Oftentimes we see a lot of brown hues in stucco, so it is refreshing to see one with red (never thought I would say something like that until real estate). The courtyard lays beyond an iron gate in the front–giving off a sense of privacy and seclusion. You don’t see your neighbors, you see your own house and windows. It is definitely ready for a new owner’s personal touch. I could see a small seating area with some rocking chairs (my mom and I love to rock outside) and pops of color from some flowers. 

The Floor Plan

Inside the house is open and bright. A very modern feel, but the floor plan felt new to me. I loved that there was a sense of openness, but bedrooms were separated, the office was behind glass doors, and the primary bedroom was off in it’s own area behind the living room. The home itself comes with lots of upgrades including eight foot tall doors. The bedrooms all come with carpet while the rest of the home is tiled. The sellers are including a $5,000 credit for flooring, so it already comes built in with a design budget for the new owners. 

The Kitchen

I almost always have to talk about kitchens. This home has the classic, modern open feel. A large granite island looks out to the living and dining areas. There is so much storage. Not only in the cabinetry (surrounding the kitchen and within the island), but also a DEEP pantry that feels like a small grocery story. Dark wood and natural sandy hues in the granite give this home a classic, modern feel.

The Backyard

The house is full of bright light and big windows. One of the best views is outside. The backyard is landscaped and desert living ready with a xeriscaped lawn. Lots of native plants and even a covered patio make it ready for entertaining (or quarantining). Included as well, a magnificent view of the Sandia mountain range. I’m sure it looks great on a snowy day or with a thunderstorm rolling in.

Owned Solar

The best feature? The owned solar! So many homes have solar, but not every home has it owned. This causes less drama (no third party) and saves you money on your monthly energy bill. I’ll dive more into owned vs. leased solar another day. Big takeaways, as a new buyer, it makes for one less thing to worry about or upgrade yourself. Seriously, this home is move-in ready!
