When it comes to finding a home in a low inventory market, things can quickly feel disappointing. You may find yourself losing out in a multiple offer situation, or maybe you found the perfect place, but it is already under contract. Before hosting a virtual open house for one of my co-workers, Ted Zmroczek, I was surprised to learn that this newer (2019) D.R. Horton build was still on the market. This home at 5825 Colfax Place isn’t the only one. Despite seeing low days on market for many homes–there are still quite a few great homes still active for buyers and may mean more room for negotiation. Let’s explore this one!
Enchanted Hills
Before we explore this cutie, let’s chat about the neighborhood! The Enchanted Hills subdivision is one of the more convenient neighborhoods in Rio Rancho. While some buyers may be worried about the distance from the heart of Rio Rancho, it’s proximity to commuter routes like State Highway 550, 528, and I-25 make it appealing to many. Enchanted Hills has a number of brand-new construction opportunities and homes that are newer built. One of the bigger new construction groups in Northern Rio Rancho is D.R. Horton with their communities including Cleveland Heights and Mountain Hawk. New construction offers buyers the opportunity to customize a home to their needs without having to do the work themselves. With customizations, buyers can experience heftier price tags. With new construction buyers are also stuck with the price set by the builder without much room for price negotiation.
Enchanted Hills is a popular neighborhood choice for many Rio Rancho buyers. Close to parks, entertainment/dining, commuter routes, and Northern New Mexico vacation destinations like Jemez Springs (less than an hour drive).
A Look Inside
This great home was built only two years ago and offers quite a few amenities. Along with a great floor plan, it is newer construction which typically means less work for buyers. Some of my personal favorite features of this Enchanted Hills cutie include the easy floor plan, the kitchen, and the backyard.

The Floor Plan
One of the best parts of this home is the open and easy floor plan. Sitting at about 1,600 square feet, this three bedroom two bath house also offers a flex space room inside the main living room. It has a nice flow as the open living space blends right into the kitchen and dining room. The primary bedroom is off to one side of the home while the two other bedrooms are on another. Keeping bedrooms separate while easy to access on the single story.

The Kitchen
I almost always want to chat about kitchens because they are so central to a home. Everyone has their own opinions and favorites. The kitchen in this home is hard to disappoint. One of the better features of a newer build is the like-new appliances, cabinets, and counter upgrades. I love the granite island at the heart of this kitchen. It is small enough to not be overwhelming in the space while at the same time it offers great storage, prep, and seating space.

The Backyard
This backyard and the home’s lot itself is relatively large at .13 acres. While the backyard isn’t landscaped, yet, it offers so much opportunity. If you’ve been dreaming up ideas to create your own backyard oasis, garden, or simple and drought tolerant xeriscaping, this yard is ready for your ideas. The backyard itself has a great covered, stucco patio to keep you cool on those hot summer days and views of New Mexico’s beautiful sage brush sea.
